I was thinking the same thing, it was done on purpose. This is horrible. There is something wrong with those people if they actually lived like that.

I am sorry you have to clean this mess up. It is really sad and disgusting what they did to your property. :therethere:
 
With all the additional legal problems, I think the guy is mentally unstable. None of these things are normal behavior, thankfully.

I think you're conflating these tenants with the guy who vandalized the house and poured concrete into the pipes and has four or five different criminal cases against him.

This is an entirely different house with different tenants: a prison guard husband and nurse wife.
 
Yes. I checked. He's a prison guard. She's a nurse. Both have to take regular drug tests.

Not all destructions are done by drug addicts.
Well if you have the addresses of their employers, I would send the pics to them as well. Just so that they know who they are hiring.

Trust me, I'll be doing more than that. After the damage hearing. I'm printing all the photos out in high def to show to the judge. I'm gonna seek thousands in damages. Since they are both w2 people, I'll be garnishing their wages until everything is paid in full.

Good news is I got word cleanup crew finished cleaning up and sanitizing the place. After 3 days worth of work. I'll be going there today to see what kind of permanent damage that's been done to the hardwood floor to add to the damage hearing.
 
Were the two tenants related? I think I remember him mentioning that the other one was a family member of one of his tenants.
No. Not at all. The son of the other one is actually pretty good tenant. Last time I was there the place was spotless.
 
Good morning guys. Just woke up from my beauty sleep. Don't worry about my rental business. Thanks for your concerns. So far, everything still falls within tolerance. No regrets quitting my engineering career to do this. Yet.

Although, I was laughingly telling my boyfriend this morning about my dream last night. The whole night. I was back in my old office working in design. I think my subconscious is trying to tell me something LOL.
 
Some advice. Not only do you want to add a clause to your leases about inspection of premises, add that you may photograph condition of walls, floors, fixtures, appliances etc. at your discretion.
 
Here's a different piece of advice. Some prospective tenants, including good ones, may balk when they see a provision in the lease saying that you may inspect at any time. Have the pics you've showed us -- from these lowlifes and from the criminal -- ready to show tenants so that you can say "I'm not trying to make sure you keep house like Martha Stewart, I'm trying to make sure I don't ever have to deal with this again." Once they see the horror you're trying to prevent, I think most reasonable prospective tenants would say, "Okay, I get that."
 
I don't know what the US rental market is like, but there was something on the BBC recently suggesting that about 20 prospective tenants were chasing every property to let. If the first one doesn't like your requirement to make landlord inspections, fuck them off and take the next in line.

The rental market here is super hot. In the last 2 years every time I post an available unit I always get 10-15 applications within the first 2 days or so. By day 3 I have to take the listing down because I'd be swarmed with phone calls and emails.

Honestly, I really thought these creatures would work out. Prison guard and nurse. I called their employers and they were in good standing. Regular drug tests for both. They had both the first month rent and deposit ready, which in my past experience was one of the indicators for potential good tenants. Most people who apply have trouble paying for both. This one hit me like a rock.

There is a housing shortage in most of the United States, but not like that in most places. That sounds like metro NYC or much of coastal California or some university towns.

Mind you, I'm basing that on your use of the verb "chasing" -- there might be 20 prospective tenants trying to get each apartment or house available to rent in Brooklyn or Santa Barbara (there are reportedly UCal-SB students sleeping in their cars), but not in Detroit or Gillette, Wyoming.

But if you counted out every American who says ze would like to move into a new rental and every property available to rent, I could maybe see that averaging out to 20-to-one.

My take on someone balking at the property owner inspecting premises with proper notice is that I wouldn't want them as tenants anyway.

Our whole landlord/tenant act is based on reasonable access by landlords.

At one time, I was a director and president of a 65 unit Co-op and we never had an issue with access. I have never had an issue with any of my tenants because it is expected that in order for me to help keep the unit in good shape for them, I need to be able to review it at least a couple of times a year, and when I am not there, we also have annual inspections by the plumber and to maintain the furnace.

I would also be taking the pics at the opening of this thread to the animal welfare people and directly to the hospital administration....if the one was actually a nurse, which I somehow still do not believe, she was potentially a walking typhoid Mary.
