do they call them rent boys cuz you rent them or cuz they pay their rent by trickin?

What about the reason for "trick" or "hook up"...

I always assumed that they're called rent boys because you rent them for the hour or the night or whatever, but your second reason also makes sense.
I would say "because you rent them" (for some given amount of time) is the more accurate of the two, because there may be some who still live "at home" with parents and may not pay rent. Moreover, the guy who I do sometimes rent, lives in a condo and he is therefore not paying rent. Also "rent" men and "rental" cars are nearly the identical terminology, and we know that for cars, it means that we rent them.

He's also one of my best friends, though I told him right away I'll always continue to respect his business model. We've gone on long hikes together and such. When we're doing a session (I pay for two hours), we usually end up four to five hours. He gets a relaxing cuddle and nurturing experience with me that he rarely if ever experiences otherwise, and it's not sexual, though fully nude. Better than sex!

Or, can a HOA be considered to be rent? It sure FEELS like it...

Maybe a better word is "extortion."

Off topic, but my father owned a house in a development with a HOA. He swore when the house got sold he'd never live someplace with a HOA again. It wasn't fees he hated--it was all the rules and regulations. Predictably, though, he got married again and moved in with his wife...who owned a house in development with a HOA (and some stricter rules than he'd had to deal with previously!).

I wonder if a situation where there is a long term deal (that may even involve renting an apartment for the sex partner) would make the sex partner a "lease boy?"

They call it marriage or "partnership".

No. I'm not thinking of marriage or partnership. I'm thinking of deals where the "relationship" is just financial support in return for sex.

Admittedly, this may be how many marriages work...
