I evicted them. After just 4 months. They paid for 1st month and then that's it. On the 2nd month of no payment I filed for eviction. Took another month for eviction to go thru. After they got out, I found this.

Before, I liked to leave people alone. Who wants to see their landlord on a regular basis?

I just contacted my lawyer. Everyone will soon receive a notice and addendum to their lease stating that they will agree to regular inspections.

Personally, I'm not at all certain I would be bragging about stuff like this (and the other guy).

We're having a similar issue with a property we own, the tenant came highly recommended from the local church. They've turned out to be late with rent every single month, they're pigs, they lie about how many people are in the apartment. They are also out. Eviction proceedings commenced and then that building is gone...for sale!
 
I have never had a problem with a tenant.

They have to submit an incredibly complete history as renters, credit checks and of course are subject to review of the premises at any time on 48 hours notice.

Honestly Dominus, this rather smacks of neglect.

There is a huge difference between owning a bunch of flophouses and being a landlord.

I do wonder. I have a neighbor that bought one home after another. They have a lot of assets. They have stable tenants, so that is not an issue. But they always live so frugally. I don't see the point of dealing with all the headaches if they never spend it.

Another friend grew up wealthy and inherited several luxury properties. He is constantly looking for ways to cheaply increase income from them. Constantly doing things without the proper permit and has wasted millions of dollars doing it time and time again. I have known him for decades, and he goes from one disaster to another. Constantly short of money and having to sell off some of the properties a little at a time to pay for the mistakes. He thought renting to the wealthy people would be easier, but he has run into problems with them as well.

Sometimes I wonder if it would just be better not to have them in the first place. My neighbor won't sell theirs because they are worried about having to pay taxes.
 
Back in pre-history when I rented an apartment I changed the deadbolt. "But we need to let the exterminator in!" and "We have the right to inspect the place!" and my reply was "Yes you do. When I'm here."
I always got my deposit back because other than carpet cleaning I left the place ready for the next renter to move in. I even cleaned the oven.
 
You really don't seem to very selective about who you rent to.
Towels for drapes? Cardboard cut out to fill the gaps in the air conditioner? I hope you weren't surprised.
 
I'm surprised they left the window a/c if it works. It looks like they were p.o.ed about being evicted and "liberated" several bags of trash from the neighbors. It looks like what I've seen on the road when somejerk tosses out a bag of kitchen trash.... and it's not flattened like they were walking on it nor shoved out of paths.

I've only done this for about 3 years. It's a learning process.

Yes. I checked. He's a prison guard. She's a nurse. Both have to take regular drug tests.

Not all destructions are done by drug addicts.
 
Kinda makes me think that it was a puppy mill...
