As of November 1st, my rental business will be back to 100% effective occupancy. The poopy place we completely sanitized, cleaned up, and rented out.

Just fyi if you don't know what I'm talking about.


Signed lease with a couple of ex very good tenants yesterday. I had a vacancy that I was about to list when they contacted me. They were with me a couple years back. When they were with me, they always kept the place clean and always paid on time. So, I gave them the place.

Still trying to launch the online retail business off the ground. We're swimming in inventory right now LOL.

And is the poopy place the one with concrete poured down the drains?
About the online selling thing, don't worry about it. Selling random stuff.

Poopy place is not where concrete was poured down the drain. It was where they snuck in 3 dogs and 5-6 cats and kept them in there without letting them outside.

The place was deep cleaned, bleached, and pretty much redone. Deodorized and stuff. It's been re-rented. Everything is good now.

The place that had concrete poured down the drain. I currently just use it as storage. Will begin rehabbing it in the spring. Too late to do anything now.
 
Omg I just realized I just got to another milestone.

So, ever since I started this home rental business it's been constant struggle with one problem after another. Both on the business side and personal life.

One of the goals I set for myself was be able to have vacancies without falling behind on bills and stuff.

This month of June has been particularly bad. Had 6 families move away all at once. So this month I did not receive rent for those places. Been doing record keeping and stuff today. So, I've been having a few renovations going on this month. I like to do improvements and stuff in between tenants. After paying all expenses including loan payments and all, I'm still at a surplus.

Finally, my business isn't struggling from month to month! \:/
