Could you make that an art center...we need many types of venues.
ya know....a place for theater for plays, a place for the orchestra/ballet, a place for outdoor entertainment ( Hollywood Bowl, Greek Theater type), concerts, etc.

I envisage a fully operational theatre capable of accommodating plays, opera and ballet, plus a smaller 'studio' space, and a larger scale venue for large scale concerts. The campus would also be home to reone's museum and art gallery, and the whole would be set in a riverside location of landscaped parkland incorporating a sculpture garden and outdoor auditorium.Could you make that an art center...we need many types of venues.
