Would suggest you put 1/2 bath on back porch by family room with access from both yard and room. The traffic pattern would benefit. Amazing the difference

Out of the hundreds of places/floor plans I have looked at it is the only one I like.
As for the porch I actually plan to add a hot tub on that porch already. Also that porch is enclosed and I don‘t really have anyone that comes over anyways.

There is room, if you're serious about the hot tub....make it a 3/4 bath. You

will be amazed at the traffic from the Kichen/Family room and backyard porch.

If you have an architect builder buddy, ask them about interior space and the

"Living Triangles".... I wish I had listened when I had mine built. But no, two

years and $34,000 later for what would have been a $9,000.00 add on..

This is my current background. I just opened Starcraft2 and did 'print screen' when I saw how (even though animated) hot the guy was.
