Honestly I don't understand how your homes need so many major reparations. Maybe it's an American thing...
My family home was built in the late 70s. My parents live there since they got married, and they never did any major reparation as far as I know. They installed central heating around 2000, they painted inside and outside a few times, they replaced two windows last year, they renovated part of the bathroom... but it was done for better comfort, not because everything was falling apart :LOL:
Your houses are likely built better and maybe not subject to extremes of weather? Certainly that was my experience of houses in Europe built of load bearing masonry.

Climate matters.

If you live in a clime with lots of precipitation and storms, both house and trees suffer.

All houses will need work done over the years. Masonry deteriorates as well as roofs, windows and appliances over time. One has to factor that in and plan accordingly to repair for that. Once you reach a certain age, then you look at I may not outlive the roof, windows, appliances, then someone else's problem.:ROFLMAO:
 
Many houses start to need repairs at about 25-30 years, but I guess not all houses. Most asphalt roof shingles need to be replaced about then and other things. Perhaps driveways and plumbing.
