I've been thinking about this response of yours. I'm pretty sure you're rooting for me to fail. In which case, sorry to disappoint you. Not even close.

The other part is this. We seem to be living in a culture where everyone wants to 1-up each other about misery. Seems like everybody brags about being broke. Or how little they have. Is this the new way to brag? Is this why you think a mishap to my company is bragging?
 
I evicted them. After just 4 months. They paid for 1st month and then that's it. On the 2nd month of no payment I filed for eviction. Took another month for eviction to go thru. After they got out, I found this.

I cleaned homes for a a friend and one place was worse than this. One room, a bedroom I think, was filled waist high in Gatorade bottles. Five crock pots still with food in them. The renter was trying to get their deposit back. I took photos I sent to my boss. They had hired me to work this place in 3 hours time. I refused.
This looks like a place for drug users or hookers.

I was in a rental 1973 to 1978, with landlord access being part of the agreement. I am almost certain, but I had no way to prove, that my landlord must have stolen my coin collection at the time. It simply was not there anymore, and there's really no other reason it would have disappeared.

I was a hoarder-of-sorts at the time, but when I left the place, I didn't leave anything behind. I didn't clean the floors and walls when I left, but I also didn't leave "grim grime" behind - such as what one would have with rotten food and wrappers, etc. (and I never had a pet).

I now treat other people's property with more regard than even if it was mine. I don't mean rentals (as that is decades behind me now), but borrowed things, etc.

And my track record is I make in passive income nowadays way more than the highest active income I ever had back when. Even with these mishaps.

Also, good news I just rented that place out today. Got security deposit and first month rent. Hopefully this unit will be back on track.

Good! I just don't understand how people can do things like that to property. But glad you got it rented and hope they are more responsible. What did it take to get it cleaned up? Do you happen to have any after cleanup photos for comparison? That would be interesting.

I have a civil suit against them. Since they both have w-2 jobs, I will move to garnish their wages as soon as I got a judgement.

Neil, hon, @Dominus doesn't make posts about the rentals where things are going smoothly because, well, things are going smoothly. He only needs to vent to his online friend group with the bad ones.

And it seems to me that (a) he got this place very nicely cleaned up and rented in an impressively short time, and (b) based on the other things he's posted, he is quite a conscientious landlord.

The world needs more landlords who care so much that they're genuinely proud that a new trailer means they can get a tenant water heater fixed (with their own hands, no less) in less than an hour after hearing about the problem.

 
Just got a judgment of $10,135. They got 30 days to appeal. After that I swear to God I will have my agent move to garnish wages. They both work w-2 jobs so it will be easy. Got their SSN and everything.
 
Believe it or not, that's actually not that bad. Cleaning regular trash is easy. Dealing with messy tenants come with the business. About 95% of all my tenants are actually pretty clean. It's the damn 5% that we gotta deal with from time to time.

It's dealing with months worth of dog poop and pee that's a nightmare. Cardboard boxes are easy to clean up.

Anyway, I met with the cretin's current landlord and gave her paperwork that I will be garnishing $10k from their checks. I also gave her pictures of the places they left, including mine. She thanked me up and down that I warned her. She will kick them out asap.
 
I'm still not sure that the high gloss finish on the floor was a good choice.
