I'd be interested to know how the square footage of a home in the 1930s compares to the square footage of a home in the 2020s, but the point is taken.

I would also like to know what the required % of down payment was in the depression. I'm pretty sure that a 1/3 down payment was required in the 1950's (or maybe that was for a good interest rate). I'm pretty sure that you can buy many homes now with a 10% down payment or less.

According to Susan Wachter, professor of real estate and finance at the University of Pennsylvania’s Wharton School, before the 1930s most mortgages were short-term and non-amortizing: a home buyer had to either pay off the whole house in a lump sum after a few years, or roll over the loan at a new interest rate. Down payments, on the other hand, were typically more than 30 percent.

One would guess that rural and suburban data differ greatly from urban data. The migration from agricultural dispersion to urban centeres creates the same escalation of price per square foot the world over.

That said, the speculatiton in mortgages has led to even rural properties and towns of small size seeing overpriced houses. That violates market dynamics and reveals the cartel and conspiratory behavior of the realty industry. We've been dealing with people with the ethics of the Trumps.
