$500 for a 1 bedroom house with a garage is too high?
It is a minimum of $1500 for a studio where I live. I hope tenant goes to jail. That is beyond disgusting.

There are times when I look back and think I should have bought some rentals, but I have heard many bad stories from friends that have them, even in luxury areas. I hope it works out for you.

When there were a bunch of foreclosures all over the country many years back, we had a few homes in my neighborhood that were foreclosed on and at least one of them was just totally trashed. The bank put a little money into it and sold it cheap.

No worries, honestly. At this point, this incident doesn't really hurt me all that much. I will talk to my insurance agent tomorrow to see if I can claim this. Will also consult my lawyer to see what to do next. Regardless, I will definitely file a police report.

Truth be told, I knew this was coming. Long story. In short, I'll manage.

I've already arranged for someone to board up the whole house.
 
Sooner or later most landlords get a bad tenant, but this is to the extreme. Sorry it happened. Yes, file charges and sue him if your attorney advises. You probably won't get your money back, but it is one of the costs of doing business.
 
I'm curious about the taped and mudded drywall. Someone intent on destruction does not usually take the time to put up new drywall, tape the joints and screws, and apply mud. Surely he didn't live in a home with unfinished drywall?

Back when, he really needed a place to move into asap. We weren't completely finished with the place. I told him this. He said he didn't care. So I let him move in. Was gonna revisit the place later. Just never got around to doing it lol.

At the time, it was about 90% finished. Mudded and taped. Just needed fresh coat of pain in some places. We managed to finish most of it, though.

At one point, he even offered to paint that wall himself for discount in rent. He never did that either.

At the time he had just separated from his ex and she owned the house. Hence he needed the place asap.

Maybe you should have checked with the ex to see what her house looked like after he left.:)

I did. It was fine.

This guy was fine until he got into trouble at work. I guess he started blaming everyone for his problems. Or something like that.

Nah. But like I said, everything else checked out at the time.

Running into someone like this is kinda inevitable if you're in my business. It's like being in the retail business and retail theft. It's inevitable. We may try our best to prevent them. And we try our best to learn from our mistakes. But in the end, it's inevitable.

It is also a good reminder to exercise your rights as the property owner and landlord to undertake a regular inspection of all your units at least annually.

While it might be tempting to post-rationalize, there are always warning bells with some tenants. It also wasn't a wise decision to not return to complete the drywall work and painting.

I suspect you are right about not getting any financial judgement and I suppose, the good news is that much of the restoration work will be able to be done by you and when it is done, it will probably be rentable at a higher price.

Indeed. I'm guessing a paint job just won't cut it anymore. After all this time exposed to the elements, it should be replaced entirely and properly.

How did you think I filed for eviction? I currently have 2 lawyers. A real estate attorney and a litigation attorney. I pay and arm and a leg to have them protect me in all kinds of situation.

Got a meeting with them today. My burning question for them is can I file criminal charges or is this still a civil thing?

In the past, they have always told me it is still a civil case no matter how bad the damages were. This time, though, it is an entirely new level of damages. The sewer system alone will probably cost $20k to redo since it is underground under the house under the goddamn concrete foundation. The electrical will probably cost another $15k or so. Windows cost about $400-600/each. And there are 8 windows total. Doors. Walls. The entire kitchen. All the appliances. Now that I think about it, this has to be criminal.
 
Considering the cost of appliances alone, that's felony theft.
Then the damage (probably considered criminal mischief or something like that) is another felony.

Ofcourse what is/isn't and the thresholds for various levels of criminal activity varies by state/city/etc (here for example that would be well beyond enough for felony)
Then ofcourse even if charges are filed against the guy, doesn't mean much unless he was actually found guilty...
